September 2026 report · MLS data through October 30, 2026 · next report mid November
What happened on Fort Myers Beach this month
21 homes and condos closed on the island and San Carlos Island in September, at a median of $425,000, against 23 closings at $572,500 in September 2025. One month on the beach is a small sample, and the mix of condos and houses that happens to close moves the median a lot, so the twelve month figures below are the better guide.
Over the last twelve months 326 sales closed, +35% on the year before, the busiest stretch since 2023. The overall median fell 20% to $540,000, but most of that drop is mix: condos made up 228 of the 326 sales, up from 147. Single family houses went the other way, with a median of $965,000, +9.7% on the prior year, while the condo median eased to $435,000 (−15.8%).
Supply is the story for sellers. 398 homes are listed today and only 18 are under contract, which works out to 14.7 months of supply at the current pace of sales. The median home took 96 days to sell, up from 73, and closed at 93.8% of its final asking price. Sellers who price to the closings around them are still selling; listings priced to the asking prices around them are sitting.
The top of the market is where rebuilt homes show up. 62% of sales at $3 million and up, and 40% between $2 and $3 million, were homes built in 2023 or later. Below $1 million, every sale was an older home.

A seven mile island, rebuilding with intent
Fort Myers Beach sits on Estero Island, a barrier island between the Gulf and Estero Bay, reached by the Matanzas Pass Bridge at the north end and by Estero Boulevard over Big Carlos Pass at the south end. The town has governed itself since it incorporated at the end of 1995.
Since Hurricane Ian in September 2022, the island has been rebuilding street by street, and many lots now carry new elevated homes next to original ones. Lee County broke ground on the new Fort Myers Beach Pier in August 2026, with opening targeted for late summer 2027.
For owners, the town's flood program matters too: Fort Myers Beach earned a Class 5 rating in FEMA's Community Rating System in December 2025, which lowers flood insurance premiums for many policies on the island.

Marc spent years on the builder side as a Pulte Homes sales manager and sales trainer before he began representing buyers and sellers. That background matters on Fort Myers Beach, where so many homes are now new builds or major rebuilds, and buyers ask hard questions about elevation, construction and flood readiness.
He works out of the John R. Wood Properties office on Estero Boulevard, and he prices every home from the closings around it rather than from an automated estimate.
